The thesis: software instead of an agency
A letting agency is not one job. It is a dozen small jobs, vetting, paperwork, collecting rent, holding a deposit, chasing repairs, stitched together by phone calls and goodwill. Haven takes each of those jobs, gives it to software and payment rails that never sleep, and keeps human judgment for the parts that actually need a person.
What an agency actually does, unbundled into steps
Strip away the storefront and the commission, and a letting agency is a sequence of discrete tasks. It lists a property and screens the people who reply. It checks that an applicant is who they claim to be and can afford the rent. It prepares a lease and gets it signed. It collects the first month and the deposit, holds that deposit somewhere, and then collects rent every month after. It fields the broken boiler at 8pm, arranges the plumber, and keeps a record of who paid whom. At renewal it does the paperwork again; at move-out it inspects, settles the deposit, and closes the file.
None of these steps is mysterious. Each one is a defined input, a defined output, and a rule for getting from one to the other. The agency's value was never magic, it was being the single party willing to hold all of these threads at once, and charging a month or more of rent for the trouble.
Once you see the work as a list of steps rather than a relationship, the question changes. It stops being *who* should do this and becomes *what is the right instrument for each step*, a person, a rule, or a payment rail.
Where the traditional model leaks time, trust, and money
The agency model leaks at the seams between steps. Verification is done once, on paper, and then forgotten, a reference letter from two years ago tells you nothing about today. Rent collection depends on someone remembering to chase a standing order that quietly failed. The deposit, the single largest sum in the whole arrangement, often sits in an ordinary account where neither party can see it, which is exactly why deposit disputes are the most common and most bitter part of renting.
Money leaks too, and not only through the headline commission. Reconciliation is done by hand, so errors hide. Records live in one person's inbox, so when the agent changes, the history is gone. And because every step is manual, the cost of doing it well is high, which is precisely why so much of it is done badly.
Trust is the quietest leak. Both sides are asked to believe a middleman they did not choose, about money they cannot see, on the strength of documents nobody can re-check. The model works, but it works on faith, and faith is expensive.
How Haven replaces each step with software and rails
Haven maps each unbundled step to a mechanism that is precise and continuous rather than manual and occasional. Discovery and application become a single flow in the renter app, so the people who apply arrive with structured, comparable information instead of a pile of emails. Identity and affordability are verified through the app at the point they matter, not copied off a photograph of a document.
The lease is signed with e-signature and stored as an immutable legal record, corrections are new documents that reference the old one, never quiet edits, so the paper trail can always be trusted. Rent moves by SEPA autopay: it is collected on schedule without anyone remembering to, and every cent is recorded as a double-entry journal entry. Balances are never a number someone types in and overwrites; they are derived from the ledger, which means they always add up and can always be audited.
The deposit is held in escrow, a dedicated, visible holding account, not the owner's pocket, so at move-out the money is where both sides expect it to be. Maintenance, insurance, invoices, renewal and move-out each become a tracked state rather than a favour, with a record that survives after any one person moves on. The economics follow from the automation: renters pay nothing, owners keep around 99% of rent, and Haven takes roughly 1% of rent collected plus a small per-placement fee. There is no month-of-rent commission because there is no manual middleman to pay for.
What stays human: decisions, keys, and care
Software is the right instrument for verification, collection, and record-keeping. It is the wrong instrument for judgment, and Haven does not pretend otherwise. An owner chooses who lives in their home. Haven presents verified, comparable applications and the facts behind them, but the decision to accept a tenant is a person's to make, never an algorithm's.
The same line holds throughout the product. AI in Haven drafts a message, classifies a maintenance request, or suggests a category, it never decides. A deterministic rule or a human accepts every proposal before it becomes fact. There is no moment where the system quietly commits an owner or a renter to something no one chose.
And some things are simply physical. Someone hands over the keys. Someone walks the flat at move-out and cares whether the new tenant will be alright. Haven removes the busywork around those moments so the human parts get more attention, not less. The interface is meant to disappear; the care is meant to remain.
The honest limits of what software can replace today
This is a thesis under construction, not a finished claim, and it would be dishonest to present it otherwise. Haven is in private beta, launching in Malta and expanding across Europe from there. Property law, deposit rules, and tax treatment differ by country, and each new market has to be understood on its own terms before the software can honestly claim to do the agency's job there.
Some steps resist full automation and probably should. A dispute over the state of a property at move-out still needs people who will look at evidence and reach a fair conclusion. Local knowledge, which plumber actually turns up, what a fair rent is on a particular street, is real, and software earns rather than assumes it. We will not wire a surface to fake data and call the problem solved; where information is missing, the product will show that plainly rather than invent a number.
So the honest version of the thesis is narrow and confident at once. Most of what a letting agency does is repeatable work that software and payment rails do more reliably, more transparently, and far more cheaply. The rest is human, and stays human. Haven's job is to draw that line carefully, market by market, and to keep proving the claim rather than asserting it.
